Home is where the heart is: How to make buyers fall in love with a house

Whether you’re searching for a forever home or a simple stop-gap, hunting for a new house is exciting. But what makes us fall in love with one house over another? Research by conveyancer My Home Move found that 56% of people surveyed bought a home they fell in love with. Simple as that. So, what can you do to make your house the belle (or beau) of the ball?

  • Get a realistic valuation: 40% of buyers won’t make an offer on a property they like if the asking price is unrealistically high. At Mustard we guarantee an honest and realistic valuation.
  • Spruce up your outside space: Power wash the patio, repaint fences and give the lawnmower and hedge cutters a run for their money.
  • Think like a buyer: Buyers are making up their minds the instant they clap eyes on your home. The front door needs to be gleaming, door furniture polished and door-bell working. For maximum impact, pop a large pot either side of the front door planted with colourful flowers.

  • Make buyers feel at home: 84% of buyers surveyed agreed that the most important thing is the gut feeling you get when you walk through the front door. Get baking and brewing coffee if you really want to get a sale in the bag.
  • Doggy day care: Not everyone loves dogs. To be on the safe side ask a friend or neighbour to look after Fido during the viewing.
  • Freshen up interiors: Let go any thoughts of updating the kitchen or bathrooms. You run the risk of a new owner ripping them out again anyway. A fresh coat of paint on the other hand will go a long way to persuading buyers to fall in love with your home.
  • Clear surfaces and minimise clutter: If you want to Spark Joy with your buyer, follow the advice of decluttering guru Marie Kondo and have a clear out. You want buyers to picture themselves living in your home, not left wondering why you haven’t sorted out your storage issues.
