The Power of a Pro – Ten top tips to show your home at its best

A massive 90% of potential buyers look at photographs of your home online before booking a viewing and that first impression is crucial. It’s a fact that the first photograph a buyer sees of your home can make or break a sale. At Mustard we know that people buy with their eye. For amateur photographers smart phones do a good enough job, but we believe that it takes a professional eye to get that perfect shot. A pro behind the lens will find the images that grab a buyers’ attention every time.

 

Our professional photographers can spend up to two hours photographing your property, with post-production editing on top for that extra polished look. To prepare for your property photoshoot there’s a lot you can do to make sure that your home is looking its very best. These are Mustard’s top ten tips:

 

  1. Maximise kerb appeal: Polish or paint the front door and tidy the front garden. If you have a driveway, move any vehicles away to show off the space.

 

  1. Declutter: People are always looking for space and storage so don’t put them off with clutter. Clear surfaces and clean lines are best. When it comes to books and bowls on coffee tables, less is more.

 

  1. Let the light in: Rooms look their best when they’re light and bright. Clean the windows, pull back curtains and open blinds.

 

  1. Kitchens: Clear worktops of clutter and hide dishcloths, tea towels and oven gloves. Move bins out of sight, shut cupboard doors and clear sinks. Put fridge magnets in a drawer.

  1. Sitting room and dining rooms: Arrange cushions and throws, clear clutter from coffee tables and under sofas, store away toys, DVDs and games and consider removing family photos that you don’t want to appear in marketing shots.

 

  1. Bedrooms: Make the bed neatly, put all clothes and shoes away and close wardrobe doors and clear clutter from under the bed.

 

  1. Bathrooms: Make sure the toilet seat is down. Clear away multiple shampoo bottles, extra loo rolls and towels.

 

  1. Tackle any niggling DIY jobs: Touch up the paintwork, re-grout the shower and replace the loose handle on the cupboard.

  1. Garden: Make sure the garden looks well maintained. Clear anything unsightly such as weeds or rubbish bins. Clean outdoor furniture and make the patio look an inviting area for a morning coffee or a sundowner.

 

  1. Lighting: Even during the day having all the lights on in photographs will make the house look warmer and more appealing. Check that any light bulbs that are not working are replaced.

 

Your house doesn’t have to look sterile and unfriendly but buyers do need to be able to imagine themselves living there. You want as many viewings as possible to maximise the number of offers and bid up the sale price of your home. You only get one chance to make a good first impression so make the most of it. Never underestimate the power of a picture.
